The combined gross household income must be at least 3 times the monthly rent, with valid proof of income required. Income will be validated by a third-party system called Snappt. All residents must demonstrate a monthly income in compliance with our application. Accepted documentation includes pay stubs, W-2 forms, company offer letters, or bank statements showing deposits. For credit qualifications, we evaluate overall credit history, score, and background screening in compliance with Fair Housing Requirements. Please contact our leasing team for more detailed information.
Our application and administrative charges are as follows:
- Application Fee: $75
- Administration Fee: $300
- Deposit: Traditional cash deposits are available; handled by Jetty, which offers a monthly fee or one-time payment option that is generally more affordable than a traditional security deposit.
Your roommate will not be approved to lease or live onsite, so their application can’t move forward. However, you can still proceed with your own application and potentially secure the home independently.
Yes, LEO Jamestown is a pet-friendly community. We allow a maximum of two pets per home, subject to a pet fee and monthly pet rent. Certain breed restrictions apply. Contact us for more info.
The security deposit will be determined based on the results of the background screening.
You would need to provide 60 days’ written notice, pay a termination fee, and repay any concessions given.
The lease will automatically default to a month-to-month lease after completion unless you renew or give a 60-day written notice. A month-to-month fee will apply.
We do offer leases over 7 months, subject to change.
Yes, all residents are required to maintain a minimum level of liability insurance coverage.
One Bedroom: Maximum of 3 people, Two Bedroom: Maximum of 5 people, Three Bedroom: Maximum of 6 people.
Currently, we only offer non-furnished homes, giving you the opportunity to personalize your space.
Your rent payment is due on the 1st of the month, including holidays and weekends.
Yes, but only up to seven consecutive days. Anyone staying longer must apply and be added to the lease.
Yes, parking is available for residents only, and garages are available for an additional fee.
Yes, in designated motorcycle parking spaces.
Yes, our property has a resort-style pool with lounge chairs, a cabana, and grills for outdoor cooking.
Our community maintains a strict no-smoking policy to promote a healthy environment.
Yes, our community accepts packages. Depending on the carrier, they may be delivered to your mailbox or front door.
